Furze Hill House is an owner-occupied purpose-built block of 63 flats with a mix of studio, 1-bedroom, and 2-bedroom accommodation.
The property was built in 1968 by Rice & Son's - a local construction company.
Prior to the building being constructed, a large detached house sat on the site, similar to ‘The Pines’, next door. the owner was an eminent Scottish surgeon.
The property backs on to St Ann's Well Gardens, a popular park for families with a café, sensory rose garden, children's play area and wildlife, squirrels, birds, etc.
In the early days the building was managed by Stiles Horton & Ledger, local estate agents, with an internal committee under Russell Co-ownership.
In 1981 rental property (which included council property and private flats) were given the opportunity to purchase by the then conservative government under the premiership of Margaret Thatcher (Right to Buy).
The only stipulation was that there needed to be 100% of tenants to purchase (In multiple occupancy accommodation), to clear any mortgage outstanding which in our case was with the Woolwich Building Society.
Purchase price of individual flats was based on the length of time individual tenants had lived in the building.
Following the purchase of all flats by individual owner’s, the management of the building was initially passed to a local Estate Management Company, which only lasted one year due to inefficiencies, charges and our perceived vision.
At this point it was decided to manage/run the property Furze Hill House (Hove) Limited internally by an annually elected Committee/Board of Directors. Although, over the years, many committee members have either left for pastures new or have died, the same successful ethos still prevails to this day (some 40 years on).
As a not-for-profit company/organisation, the Committee/Board of Directors are responsible for setting realistic maintenance/service charges (half yearly) to cover all day-to-day aspects i.e., electricity (lifts and common ways), building insurance, gardens, roof, caretaker and general upkeep of the building, with outside redecoration taking place every 5 years.
The property has good off-road parking for residents and is ideally situated for local shops, buses and main line train stations.
